Introducing the Multifamily Select Sponsors Strategy for 2012

Today, I am pleased to announce our Multifamily Select Sponsors Strategy, which is designed to reach Select Sponsors, formalize our established relationships and bring additional efficiencies to processing their business.

As a Seller/Servicer, you’ll benefit from streamlined underwriting and prior approval of document modifications for these sponsors – reducing the negotiations per deal and freeing time for you to focus on sponsor needs. Through this strategy, we’ll work to offer Select Sponsors a consistent experience across all Regions, Seller/Servicers and products so that we continue to be their investor of choice. Working together with you, we can develop an approach that will make us mutually more valuable to our Select Sponsors and to the broader market. Freddie Mac’s role as an investor and your role as the Seller/Servicer do not change as a result of this strategy.

One of the main features of this group is to provide these sponsors with a dedicated Relationship Management team led by a Primary Production Relationship Manager with a support team consisting of a Secondary Production Relationship Manager and representatives from the Underwriting, Legal and Asset Management staff. Other areas in Multifamily support the group on an as-needed basis. We know that most large sponsors work with multiple Seller/Servicers to address their financing needs – and that will continue. By having designated teams to support the group, we will ensure that Select Sponsors have a consistent experience across all Regions through various transactions, products and Seller/Servicers. The Primary Relationship Manager will be your and the sponsor’s primary point of contact at Freddie Mac. Our Regional and Home Office underwriting teams will continue to underwrite and process loans with Select Sponsors, coordinating with the applicable Freddie Mac Select Sponsors primary and secondary relationship management team to ensure the sponsor has a consistent and coordinated experience.

Some of the other features of the new Multifamily Select Sponsors Strategy include:

  • Maintaining an ongoing and proactive communication with each Select Sponsor throughout the year
  • Ensuring the best execution across Seller/Servicers, Regions and products
  • Consistently providing the best deal structure
  • Leveraging information provided to different areas for efficient execution of business.

We have initially focused on a handful of Select Sponsors, including a Student Housing sponsor. Our goal is to expand the initiative to 30 to 40 Select Sponsors by the end of 2012, including Targeted Affordable Housing (TAH) and Seniors Housing sponsors. We will keep you informed of this strategy and ongoing developments.
