As part of the Uniform Mortgage Data Program®, (UMDP®) Freddie Mac and Fannie Mae have worked together at the direction of their regulator, the Federal Housing Finance Agency, to develop the Uniform Appraisal Dataset (UAD) and the Uniform Collateral Data Portal® (UCDP®) in an effort to enhance appraisal data quality and consistency and promote the collection of electronic appraisal data.

The UAD defines all fields required for an appraisal submission for specific appraisal forms and standardizes definitions and responses for a key subset of fields.

For appraisals with an effective date (date of inspection is the effective date of the appraisal) on or after September 1, 2011, the appraisal report forms below must be completed in compliance with the UAD for conventional mortgage loans sold to Freddie Mac. These forms are collectively referred to as the "four UAD forms."

The UAD Technical Specification leverages the Mortgage Industry Standards Maintenance Organization's (MISMO®) Property Valuation Response Version 2.6 Schema Errata 1. The GSEs have added proprietary extensions. The following UAD Technical Specification resources provide the actionable technical documentation needed to translate the data entered on the appraisal form into the format required for submission via the UCDP. Appraisal software/forms providers, lenders, and other organizations such as appraisal management companies (AMCs) that will be parsing the data from the appraisal form electronically should carefully review the following documents:

Uniform Appraisal Dataset Technical Specification Introduction provides an overview and framework for development of the appraisal XML file format using the MISMO Property Valuation Response Version 2.6 Schema Errata 1 with proprietary GSE extensions.
Appendix A and Appendix B– GSE Appraisal Forms Mapping illustrates how the appraisal data is supported within the corresponding appraisal XML file by providing field-level data mapping instructions for the four UAD appraisal forms.

Appendix C – Appraisal Forms with Numbered Fields provides a standardized appraisal form template containing the field label and corresponding form reference number for the four UAD appraisal forms.
Appendix D – Field-Specific Standardization Requirements provides a list of standardized definitions and responses for a key subset of fields on the four UAD appraisal forms.
Appendix E – PDF Rendering and Parsing Instructions provides instructions for rendering a PDF and parsing appraisal form fields populated by more than one data value.
Appendix F – Property Information Valuation Response v2.6 GSE Extension Schema Errata1 provides the GSE XML schema and is best viewed in XML Editor Software.
UAD Compliance Rules – The rules support the UAD Compliance Check in UCDP, specifically those UAD data points that are “Required” or “Conditionally Required” for submission per the UAD Specification. Please note the rules may be edited from time to time without prior or proactive notification.
UAD Technical Specifications Pending Changes Log contains critical updates to data in the UAD Technical Specification and Appendices that have not yet been incorporated in the most recent versions on FreddieMac.com.

Appraiser Resources

To aid appraisers in the adoption of the UAD, we are working with appraisal software forms vendors, trade groups, and education providers to provide the resources and tools listed below. We are also collaborating with the appraisal software vendors to incorporate the UAD requirements into the appraisal software used by appraisers. Appraisers should contact their appraisal software vendor about the timing of their software releases to incorporate the UAD requirements, as well as any training opportunities that they may provide.
