The Selling System Updated for the ULDD

The selling system now reflects the Uniform Loan Delivery Dataset (ULDD)-named fields and layout. Be sure to check out training and other ULDD resources below.

The Uniform Loan Delivery Dataset (ULDD) supports the work to implement uniform loan delivery data standards and defines the data that we will require at loan delivery based on loan type, loan feature or other business requirements. Adopting the ULDD will help improve data accuracy, simplify the exchange of data, and increase confidence that loan data delivered to Freddie Mac is complete and accurate.

As announced on December 14, the ULDD requirements are now effective for loans with application received dates on or after December 1, 2011, that are delivered to Freddie Mac on or after July 23, 2012. In addition, the selling system now will be updated to reflect the ULDD-named fields and layout on April 23, 2012.

We recognize that significant development may be required to implement the ULDD requirements. Please be assured that we will work closely with you on implementation of this critical effort for the mortgage industry.

The following Freddie Mac Implementation Guide for Loan Delivery Data (Freddie Mac IG- LD) resources provide the actionable technical documentation that Freddie Mac-approved Sellers and vendors need to implement Freddie Mac's loan delivery data requirements for the ULDD:

  • The Freddie Mac Selling System MISMO XML Technical Specification, v1.0.4 provides technical developers with the detailed framework needed to facilitate their development of the MISMO XML loan delivery file and identify the data points that will be used to deliver loans through the selling system. – Updated
    • Appendix AXML Data Requirements provides details about the subset of loan delivery data points specified in the MISMO Version 3.0 Reference Model that will be used in the selling system. Important: Please review the Appendix A Addendum below for updated information regarding Appendix A. – Updated
    • Appendix A Addendum – This document provides corrections and clarifications to the data contained in Appendix A; describes the effective dates of such changes; and amends Appendix A. – Updated
    • Appendix DFreddie Mac XML Data Requirements Reference Tool is an Excel spreadsheet designed to support Sellers and vendors implementing the MISMO XML loan delivery file format. – Updated

We have removed Appendix B, Test Case Scenarios, and Appendix C, XML Samples, after lenders and vendors notified us that these documents were no longer necessary at this stage of the implementation process.

The Uniform Loan Delivery Data Specification (ULDDS)

The ULDDS defined the common GSE-approach to the ULDD and the technical framework for developing an XML loan delivery file in accordance with the MISMO Version 3.0 Reference Model. Subsequently, the GSE-specific Implementation Guides were published and are the source documentation that lenders and vendors must use to implement the standards. The GSE-specific Implementation Guides have replaced the ULDDS and we have removed them from each GSE’s website to avoid confusion and possible use of outdated material. We are in the process of reviewing all ULDD documents and identifying embedded links or references to the ULDDS that require removal.

Take advantage of these resources to help you understand and prepare for the ULDD data points that you will be required to manually enter when delivering mortgages to Freddie Mac.

As a reminder, to provide flexibility in managing your transition and the opportunity to familiarize yourself with the ULDD requirements, the selling system create new loan screen will be updated to reflect the ULDD-named fields and layout on April 23, 2012. The ULDD requirements are effective for loans with application received dates on or after December 1, 2011, that are delivered to Freddie Mac on or after July 23, 2012.
