Servicer Attorney Tracking System Website Now Available

The Servicer Attorney Tracking System (SATS) website is now available. Starting today, Servicers may begin submitting a Servicer Selection Form for each law firm they select to handle new referrals of default-related legal matters related to Freddie Mac mortgages on and after June 1, 2013. Servicers are required to submit the information for Freddie Mac’s review under new requirements outlined in Guide Chapter 69, Selection, Retention, and Management of Law Firms for Freddie Mac Default Legal, that go into effect on June 1. Servicers must be in compliance by the effective date.

SATS requires one of the following browsers or browser plugins:

  • Windows® Internet Explorer 9 or later
  • Windows Internet Explorer 6, 7, 8 with the Google Chrome Frame plugin
  • Google Chrome

We anticipate an initial high volume of submissions to SATS. Freddie Mac will work with Servicers to resolve any capacity issues and will work diligently to respond to each submission.

To access SATS, a Servicer “user” must complete an online self-registration on the SATS website to create a User ID. Each Servicer may have multiple users. Once a user has registered, the Servicer may submit the Servicer Selection Form and track each submission’s status during the review process. Servicers also will be able to receive and respond to any requests from Freddie Mac for additional information within SATS. Freddie Mac will notify the user who submitted a Servicer Selection Form of our "object" or "no object" decision via an email through SATS.

SATS replaces the email submission process announced in Single-Family Seller/Servicer Guide Bulletin 2012-25 on November 9, 2012. Freddie Mac will not review Servicer Selection Forms submitted to any Freddie Mac email address.

Training

Beginning today, all registered users can access Web-based training for SATS on the SATS website.

We encourage Servicers to enroll in our customer Web training, Bulletin 2012-25: Servicer Selection and Management of Law Firms, available through Freddie Mac’s Learning Center, to learn more about the new default-related legal services requirements.

Law Firm Training

Freddie Mac’s mandatory law firm training on the new default-related legal matters requirements will be available in late March, earlier than the announced April 15 date. Law firms that receive a "no object" decision from Freddie Mac will receive a firm identification number and instructions on how to access the online training after they have submitted their limited retention agreement.

Firms are required to complete training in each jurisdiction in which they are retained prior to handling default-related legal services for new referrals of Freddie Mac mortgages on or after June 1.
