Creating opportunities

We take a leadership role in credit and homeownership education and continually work with lenders and other industry stakeholders across the nation to prepare more of America's families for homeownership. Through our comprehensive set of borrower education and outreach efforts – including financial literacy training, mortgage preparedness programs, and community awareness activities – we help more families benefit from the wealth-building power of owning a home, while helping you expand your lending opportunities.

  • Reach more first-time homebuyers and minorities with our multilingual educational outreach tools. These include Get the Facts!, a dynamic outreach and education experience that dispels the common myths about buying and owning a home; and CreditSmart®, our financial literacy curriculum – available in English, Spanish, and three Asian languages – that educates consumers in-language about long-term credit and money management.
  • Consider Every Borrower an Opportunity with Loan Prospector®. We continually look for ways to expand homeownership opportunities for more borrowers and make changes to Loan Prospector, our automated underwriting service, to support this goal. This includes free conventional/conforming Caution submissions on first submission in Loan Prospector.
  • Break down the language barriers to better serve Spanish-speaking borrowers. In addition to our Spanish-based education initiatives, Freddie Mac and Fannie Mae recently announced the joint availability of 83 non-executable Spanish translations of Uniform Instruments to help more Spanish-speaking borrowers through the homebuying process.

We're committed to helping you realize new possibilities to grow your origination volume and enhance your mortgage business. We do this by continually evolving our set of mortgage solutions to help you meet the individual needs of your borrowers – including low down payment options that build Community Reinvestment Act (CRA)-eligible volume, expansive ARM products and sale options, niche-market opportunities, and much more.

  • Expand your affordable lending reach with Home Possible® Mortgages. Our Home Possible Mortgages expand your reach in rapidly growing markets for first-time homebuyers, minorities, and low- to moderate-income borrowers. With flexible credit terms and low down payment options, Home Possible Mortgages can help you increase your origination volume and increase your CRA-eligible volume. Along with Home Possible, investigate our other low down payment mortgage options – Freddie Mac 100 and Alt 97® Mortgages for borrowers with excellent credit but limited savings.
  • Enhance your ARM originations and executions with a competitive set of options. Our comprehensive set of LIBOR- and CMT-indexed ARM products meet the needs of your borrowers and your specific business strategies. Through competitive cash or securities execution options for your flow business, or bulk sales of seasoned ARMs, we offer more opportunities for your secondary market sale.
  • Generate new niche-market opportunities to reach more borrowers. With our new and enhanced Mortgages for Newly Constructed Homes offering, we're providing you with the tools you need to expand your origination options for borrowers seeking permanent financing for newly built homes, construction conversions, and renovations – with the benefit of a new 18-month period to originate and underwrite; construct or renovate; and sell your loans to Freddie Mac.
  • Strengthen your portfolio strategies and manage risks with our advanced mortgage portfolio solutions. With a changing yield curve and rising interest rates, we have solutions and options to help you make your mortgage holdings work more effectively, while enhancing your portfolio strategy to mitigate credit, interest rate, and capital management risks.

Preserving dreams

Our efforts to create opportunities and realize possibilities for you and your borrowers go hand-in-hand with our commitment to helping borrowers build and maintain their hard-earned equity through successful, long-term homeownership. We are committed to working with you and other industry participants to shape a mortgage industry that promotes security and preserves the dreams of homeownership.

  • Creating awareness and understanding of workout options and foreclosure avoidance. Working with you, each year we help over 40,000 prime borrowers avoid foreclosure by using tools and options to protect homeownership. This includes our Avoiding Foreclosure Toolkit, a comprehensive set of educational materials, available in English and Spanish, which help borrowers understand the options available if they have difficulty paying their mortgage.
  • Maintaining an active stance in combating predatory lending. We're invested in working with you to shape a mortgage industry that promotes responsible lending for all borrowers. We do this by developing more consumer-friendly subprime products and underwriting processes to help reduce the risk of future borrower default, actively engaging in Don't Borrow Trouble® consumer education campaigns, and much more.
  • Providing dynamic servicing tools and workout options to keep more of your borrowers in their homes. Our powerful analytical tools enable you to quickly and easily identify risks sooner, and increase the probability of successful workout options – helping more borrowers become long-term homeowners and avoid foreclosure.
