Our Home Possible Mortgages provide you with an easy and convenient way to expand your reach to first time homebuyers, new immigrants, and low- to moderate-income borrowers. With options that include zero or low down payments and flexible credit terms, Home Possible and it's many opportunities offer exceptional possibilities to reach deeper into more markets and build CRA-eligible volume. Note that our delivery fee rate increase, effective for settlements on and after November 1, will not apply to purchase transactions Home Possible Mortgages when the income used to qualify the borrower, converted to an annual basis, does not exceed 80 percent of the applicable area median income. With this change we believe we are implementing a solid approach that meets the dual needs of managing market risks while preserving vital opportunities for first-time homebuyers, low- and moderate-income borrowers and others.
  • Reach your ARM borrowers who are facing interest rate adjustments. As many ARMs are adjusting for the first time, we offer you an array of solutions that meet your borrower needs and build your business. Our competitive ARM adjustment solutions enable you to modify, convert, or refinance your existing ARM borrowers into a stable, fixed interest rate with ease – enhancing your customer relationships and reducing loan run-off.
  • Attract first-time homebuyers with low down payment options. Use many Freddie Mac mortgage products to offer a variety of options for down payment and closing costs – ideal solutions for borrowers with strong credit but limited liquid assets. These include Freddie Mac 100, the most prudent 100% LTV offering in the marketplace, and Alt 97®, providing first-time homebuyers and move-up borrowers the opportunity to purchase a home with as little as three percent down, with funds coming from a variety of sources.
  • Generate new niche market opportunities and drive more loan volume. With our Mortgages for Newly Constructed Homes offering, we offer you the opportunity to expand your origination options for borrowers seeking permanent financing for newly built homes, construction conversion, and renovations – with the benefit of an 18-month period to originate and underwrite; construct or renovate; and sell your loan to Freddie Mac.
