Specifications for Electronic File Delivery for QC Loan File Reviews
As announced in Single-Family Seller/Servicer Guide (Guide) Bulletin 2015-7, you are required to deliver all post-funding Quality Control (QC) mortgage file documentation to Freddie Mac electronically on and after October 1, 2015. Paper is not permitted.
To expedite the review process, carefully review document checklists sent with file requests and remove duplicate, interim iterations and unrequested documentation and use the following delivery specifications.
Specifications for Uploading Loan Files for QC Review
File or File Folder Naming Convention
If sending a supporting file, (e.g., an original loan file to accompany the requested QC review file), the original loan file should be named as: e.g., FMLoanNumber_Refi
- Not to exceed 1,200 pages.
- Files in excess of 1,200 pages will be returned.
- Not to exceed 48 MB.
- Files exceeding 48 MB will be returned.
Provide documents stacked in one bookmarked PDF (or one stacked PDF, if the file is not bookmarked). Please ensure that documents are clear and legible.
We will not accept:
- Multiple PDF file deliveries.
- Files containing single-page TIFF documents.
- File types such as Word, Text or HTML.
- Excel documents consisting of multiple tabs.
No Document Passwords
Documents must not contain primary or secondary passwords (e.g., appraisals, title work).
Document setting security methods should be set to no security and the document restriction summary should be allow all.
Multiple Loan Delivery for One Loan
Do not co-mingle files if there is a multiple file delivery for one loan file.
Although a specific file order is not required, here is a recommended mortgage documentation file order that can help expedite the loan file review process:
- Loan Approval
- Loan Transmittal
- Credit Report and Debt Verification
- Sales Contract
- Miscellaneous Origination
- Closing Disclosure/ HUD I
- Mortgage Insurance (if applicable)
- Post Closing
File through Quality Control Advisor

File through DMS for QC
You may also use Document Management System for QC Postfunding Review (DMS) to securely upload loan files. Review the DMS User Guide for details on submitting documents through DMS.
