Electronic Promissory Note (eNote) Specification
At the direction of our regulator, the Federal Housing Finance Agency, Freddie Mac and Fannie Mae (the GSEs) conducted an outreach survey to identify barriers to eMortgage adoption. From that outreach it was determined that one of the most significant barriers to adoption is related to using an outdated and overly complex version of the eNote.
To address this barrier, the GSEs developed, in collaboration with the MISMO SMART Doc® Tamper Evident Workgroup, an updated eNote specification. We anticipate permitting delivery of the new format in Q2 of 2018 to allow sufficient time for testing.
- Modernizes the specification by aligning the XML structure with the current MISMO Version 3.4 data model
- Updates the existing XHTML view format to a PDF view to address implementation complexity concerns
- Provides more detailed implementation guidance and document samples to assist document providers in developing eNotes to the new standard
