MERS Security Instruments

Freddie Mac recognizes that with the rapidly growing use of MERS and the practice of naming MERS as the original mortgagee of record (as provided on the authorized change pages available on this website and in Exhibit 5 of the Freddie Mac Single-Family Guide, the MERS version of the Security Instrument has increasingly become a standard format, along with formats naming the lender as original mortgagee.

Below, you will find SAMPLES of the first few pages of every state-specific Single-Family Security Instruments and the New York Consolidation, Extension, and Modification Agreement (NY CEMA) with the MERS language authorized by Freddie Mac inserted in the appropriate location on each form. (Please note that other changes, unrelated to MERS, may also be authorized or required for these pages.)

The MERS samples of the Security Instruments and the NY CEMA are provided in word processing format. Originators should use Microsoft Word 6.0/95 or higher (or compatible word processing software) when accessing the instruments provided on this website.
