Enhancing Certainty Through the Life of a Multifamily Loan
In multifamily finance, certainty has real value. Freddie Mac is committed to being there every step of the way, even – and especially – in times of market volatility, to provide greater certainty to lenders, borrowers and the market.
A Strong Foundation
Freddie Mac Multifamily has long differentiated itself by offering borrowers and lenders enhanced certainty at origination, with our commitment to follow through on even the most challenging deals and our rate lock options that help borrowers better manage interest rate risk.
Borrowers particularly appreciate our Index Lock, which uniquely allows them to lock the Treasury index early in the underwriting process, helping mitigate interest-rate volatility while creating greater efficiency for lenders and their customers.
Certainty matters at execution, as well as over the life of the loan. Owners are making decisions that can affect a property, its residents and its surrounding community for years to come. They should be able to approach those decisions with confidence that a committed partner will be there long after the loan documents are signed.
Certainty Beyond Closing
As part of our continuing drive to meet our mission and elevate the financing experience, Freddie Mac Multifamily established our Next Level Servicing model. It builds on our unique strengths to deliver a more seamless, consistent and integrated experience, with enhanced certainty throughout the life of a loan.
Under this standard, Optigo® lenders remain the primary servicers on Freddie Mac Multifamily loans, while Freddie Mac provides master servicing, including responding to consent and waiver requests and guiding workouts. The result is a more predictable framework for standards, decision-making and communication across loans and loan lifecycles.
Next Level Servicing is also customer driven. Feedback from seller/servicers and borrowers informs how we refine standards, communicate expectations and implement enhancements. We have already made customer-driven changes that include streamlined insurance requirements, closer alignment between parties and fewer handoffs during decision-making. We also expanded delegations so that under certain conditions, routine, lower risk requests — such as specific categories of common repairs and easement consents — can be resolved more quickly and efficiently.
From the moment a loan is purchased, Freddie Mac Multifamily is focused on making the servicing experience predictable, flexible and easy to navigate. Our Next Level Servicing Standard is designed to protect asset quality while also supporting borrowers through changing situations and market conditions.
Consistency With Thoughtful Flexibility
Since no two properties or borrower circumstances are exactly alike, consistency does not mean treating every situation identically. It means applying clear standards through a dependable and consistent decision-making framework, communicating openly and helping stakeholders understand what to expect from us – and what we expect of them.
This balance is especially valuable when circumstances require both predictability and flexibility. A borrower facing an unexpected issue should know where to turn and how a request will be considered. A lender should understand how to bring forward a question. An investor should have confidence that a loan will continue to receive appropriate oversight.
Predictability and flexibility are sometimes seen as competing goals, but we believe they can actually reinforce one another. Clear standards create a stronger foundation for thoughtful decisions, while direct communication allows us to respond to changing circumstances without losing consistency.
A Long-Term Commitment to the Market
Freddie Mac Multifamily has long been known for our focus on certainty of execution, and that focus extends across the life of our loans. With Next Level Servicing, borrowers and lenders are seeing a more predictable servicing experience with enhanced transparency, increased efficiency and better alignment.
Our commitment to relationships and continuous improvement is central to our mission to support the rental housing market in communities across the United States. By building on our strengths, we can provide greater stability, certainty and support throughout the life of the loan and across all market cycles.
